NEEDED AT TIME OF PRE-QUALIFICATION INFORMATION

PROPERTY DATA - (NORMALLY SUPPLIED BY SELLER OR REALTOR)     

  1. Signed copy of Purchase  & Sales Agreement, with all addendum’s
  2. Copy of listing sheet, (obtained from Realtor).
  3. Legal description - Copy of seller’s deed.
  4. Copy of survey/plot plan, and lot dimensions.
  5. Information on taxes, condo fees, and square footage.

PERSONALDATA

  1. All employer’s names & addresses for the past 2 years.
  2. Most recent pay stubs for each borrower to cover a 30-day time frame.
  3. 2001 & 2002 W2 forms.
  4. If you are self-employed or commission.
  5. bulletPrevious two years tax returns, with allschedules signed in original ink
    bulletProfit & Loss statement year-to-date, Prepared by an accountant.
    bulletIfyou receive or give Alimony or Child Support
    A) Copy of divorce decree.  B)Copy of separation agreement.

ASSETS

  1. All bank names, addresses, accountnumbers & balances.
  2. Three (3) months bank statementson all accounts, all pages
  3. If passbook savings, copy of book& Front page to evidence ownership& account #.
  4. Copy of stocks & bonds if usedfor down payment.
  5. If you own Real Estate, copy oftax bill, Mortgage Co. information (If any Liens)
  6. Tax bill, homeowner’s policy Info. (Yearly Amount).
  7. Statement of account on any 401K,IRAs, or mutual funds being used, 3 months worth.
  8. Gift letter if relative will beproviding gift or funds.

 ESTABLISHEDCREDIT REFERENCES

  1. Copy of credit card statement withaccount number, minimum payment.
  2. Address, account number, monthlypayment & balance on any installment loan.
  3. Present mortgage- Same as above.

ADDITIONALITEMS

  1. If a condo, please provide name ofmanagement company- (Realtor will help).
  2. On multi-families, copy of rentalagreement-signed for one year.
  3. All landlord’s names &addresses for the past 2 years - if possible 12 months.Canceled rent checks, front and back or if refinancing 12 canceledmortgage checks.
  4. When you put a deposit down with aRealtor, we need to get copies of canceled. Checks and the bank statements to show it cleared.
  5. If FHA or VA, original termite report and if any repairs needed, copy of complete work order.
